AI makes good TCs faster — and careless TCs dangerous
The playbook's verdict on AI and transaction work: use AI to summarize contracts and flag missing dates, but never let it be the system of record — you own compliance, it doesn't. The TC who directs AI is one of the two real estate VA roles AI makes more valuable, not less, because the machine multiplies your throughput while the liability stays human. Clients aren't paying for extraction; they're paying for someone accountable when the extraction is wrong.
Deadline extraction — the flagship use case
Net effect: file opening drops from 60 minutes to 25, with a second set of "eyes" that catches dates you might skim past. That's the honest pitch to an employer, too: "I use AI to open files in half the time — and every date is human-verified before it touches the tracker."
Summarizing the paper mountain
The other high-yield uses: condensing an 80-page HOA document set into a flag list (fees, rental restrictions, pending special assessments — then verify the flags you act on), summarizing inspection reports into the three-line version your agent wants, and drafting your weekly updates and chase emails in your saved voice, which you edit before sending. Off-limits stays off-limits: AI never interprets what a clause means for someone's rights (that's UPL with extra steps), and client-facing analytical work carries the disclosure "prepared with AI assistance, reviewed by [you]."
Positioning: never "real estate VA"
The playbook's get-hired rule: pick one sub-role and lead with it. For this lane, that means a title like "Transaction Coordinator — US residential" or sharper: "TC for [state] investor teams," "contract-to-close coordinator for multi-agent teams, dotloop + SkySlope." Your profile's proof stack: the simulated transaction file from this course, your master task template, a sample weekly update email, and a 2-minute Loom walking a file from executed contract to clear-to-close.
Credentials, honestly ranked: a US transaction-coordinator course is the closest thing to a TC credential; dotloop/SkySlope badges and Follow Up Boss academy are vendor onboarding — list them as tool proof, not certification. There is no single dominant industry cert here: specialization plus a real portfolio is the credential.
The first-client path
Platforms, in priority order: OnlineJobs.ph (the primary PH→US direct-hire channel — complete profile, portfolio links, specific headline), US real estate Facebook groups and investor/wholesaler communities (where the volume hires happen), and Upwork. Two honest routes in: land a general RE admin seat — the easiest door because demand is highest — and climb to the TC lane inside 6 months by taking over the transaction checklist nobody loves; or pitch agent teams directly with your portfolio and offer your first file at a proving rate. Expect the graveyard shift either way: a Texas closing day runs 10pm–7am Manila. Backup internet and backup power are professional equipment for this seat, not luxuries.
Failure modes — the four that end TC careers early
Do
- Sell one sub-role with proof, and let the niche compound
- Use AI for extraction and drafts — with a verification pass every time
- Treat compliance as the product you sell, not overhead
- Use entry admin work as an on-ramp with a 6-month exit plan
Don't
- Market yourself as a generalist "real estate VA" — that's competing on price against the saturated floor
- Let AI output reach clients or trackers unverified
- Treat US compliance as optional — one blown escrow deadline or fair-housing slip can cost the client a deal and you the account
- Camp on the entry rung — it's the most AI-exposed seat in the vertical
